The Mortgage Process -- What is Next....

Mortgage lending is more than completing a one-page application and then getting the best loan-all in the same day. That is why you are here and I will guide you and do most of the work. Expect the process to be open and smooth. Always feel free to contact me anytime during the loan process. Step One: How Much You Can Borrow

A pre-approved mortgage tells you exactly how much money the lender will let you borrow. A pre-approved mortgage occurs when a lender agrees to lend you a specified amount of money before you have found a home. 

How much of a monthly payment can you afford? We consider your unique credit and employment history, income and debt, and your goals. You can get a rough idea of a mortgage payment by using the calculator on my website.
During the Pre-Approval, I will help you through different scenarios by asking a few simple questions. Based on standard lender guidelines, we'll get you a good idea of what kind of terms and loan program you can expect to benefit.

Step Two: Pre-qualify For Your Loan

This is most important and after our consultation you will understand how to save the most money.

Based on information you supply about your employment, your assets, your residence history, and your credit report which we only run with your written permission. When we review all this information I will provide you with a Pre-Approval Letter.  After receiving your information, it takes between a 1/2 hour to 2 to perform the analysis. Your Real Estate Agent will use your Pre-Approval (as they may call it) to make the best offer on the home you choose, and the seller knows you're pre-qualified.  It gives your offers clout and are better accepted by sellers! 


Step three: Apply Now! 

Once you've made an offer and it's been accepted, it's time to complete the loan application. 

I make this very easy. First we need gather all of the necessary documents required to process your loan. Every thing that we need to process your application is listed in my Mortgage Application Checklist. 

This checklist covers most of the documents needed but everyone is unique--that is how I treat my all clients. We can review your specifics together in person or over the phone. This ensures nothing is overlooked and moves the process along rapidly.  Then when the time is right, we'll order an appraisal of your the home and then my in-house underwriters will review for final loan approval.

Step Four: Your Loan is Funded

Your Real Estate Agent and the seller's will work together to designate an title company to finalize funding of your loan once it's approved. I will coordinate with the title company to make sure all the papers are in order. The closing cost will be detailed to the exact amount--the closing costs. 
 
Then you'll sign everything at the title company's office to finalize your purchase or refinance.  

You've answered a few questions, given us some detailed information, applied, and next thing you know, you're moving in!
